Building Permits

Building permit applications for properties in the City of Morden are now processed by the Morden Civic Centre staff. You can visit the office from 9 am to 4 pm to check if you need a permit or to get help in completing the form.

A Building Permit is Required for:

Does Not Require a Permit:

  • New House Construction
  • Attached Garage or Carport
  • Additions (including sun rooms, enclosed decks )
  • Detached Accessory Building (including a garage, shed)
  • Swimming Pool, Hot Tub, Fish Pond
  • Deck over two feet from ground level
  • Wheelchair Ramp
  • Basement Development
  • Wood Stove, Fireplace
  • Plumbing – includes sump pumps, pits and backwater valves
  • Electrical – includes air conditioning
  • Demolition
  • Foundation Repair
  • Temporary Structure – >900 square feet.
  • Home Based Business
  • Fences
  • Replacing shingles with the same material
  • Replacing door and windows with the same size (Includes security bars on windows.)
  • Inside painting, patching, decorating, installing cabinets or shelves
  • Replacing stucco or siding with the same material
  • Open deck UNDER 2 ft in height.

A building permit is required for all buildings over ten (10) square meters in size.

It takes up to three business days for a residential building permit to be approved by MSTW; commercial building permits can take up to five business days.

Construction that starts without an approved building permit will be charged double the permit fee as a penalty.

No inspections will be performed on any projects without an approved building permit.

When the building permit has been approved by MSTW, the applicant will receive a list of all the inspections required.

The full deposit will be refunded when the project is complete if all the inspections that are required have been completed. One hundred dollars ($100.00) will be deducted from the deposit for each inspection that is missed. An Occupancy Certificate will not be issued for any residences that have missed inspections.

In the case of a new dwelling, if it is occupied prior to receiving either Interim or Final Occupancy documentation from a MSTW Building Inspector, the permit holder will be charged a $200 penalty that will be deducted from the refundable deposit.
